Buying a New Build in Quebec: What to Know

Deposits, the new-home warranty, GST and QST rebates and the pre-delivery inspection, explained simply.

New construction is a great fit for many families: modern layouts, energy efficiency and little to fix for years. Here’s what to understand before you sign with a builder.

The new-home warranty

Most new homes in Quebec are covered by the mandatory Residential Construction Guarantee (GCR) plan. Ask the builder for their accreditation number and read what the warranty covers and for how long.

Deposits and the contract

Deposits are usually paid in stages. Make sure deposits are protected under the warranty plan and that the contract lists finishes, delivery dates and what happens if the project is delayed.

Taxes and rebates

New homes are subject to GST and QST, though partial rebates may be available depending on the price. Your notary and builder can confirm what applies.

The pre-delivery inspection

Before you take possession, you’ll walk through the home with the builder and list anything that needs fixing. We recommend bringing an independent inspector.
