Buying new in Quebec
Most new homes are covered by Quebec's mandatory Residential Construction Guarantee (GCR). Check the builder's accreditation and what the plan covers.
Deposits are paid in stages and should be protected under the warranty plan. Read the schedule and what happens if the project is delayed.
Taxes apply to new homes. Partial rebates may be available depending on the price, and some builders include them in the advertised price.
You still pay land transfer duties on a new home. Some towns offer refunds for new construction or first-time buyers.
You'll walk through the home with the builder before you take possession. Bring an independent inspector to list anything that needs fixing.
Delivery dates can move. Plan your current lease or sale with some flexibility, and check the contract for delay penalties.
